A newer stretch of coast, built up rather than out

Big Bay sits just north of Bloubergstrand's older core, and the difference shows in the building stock — this is newer development, largely post-2000s, built as apartment blocks and townhouse complexes rather than freestanding beach houses. The Eden on the Bay retail strip anchors the area's day-to-day life, and the beach itself draws the same kitesurfing and windsurfing crowd as its southern neighbour. Units here tend to have fewer openings than a Sunset Beach house, but the ones they have — full-height balcony sliders facing the ocean — carry a lot of the sun and wind exposure on their own.

Sectional title living changes the conversation before the product does. Exterior alterations — an awning bracket, an external venetian frame, anything fixed to the facade — usually need body corporate sign-off first, so the first thing we do on a Big Bay enquiry is confirm what the scheme's rules actually allow rather than assume a Sunset Beach spec transfers straight across. Once that's settled, the wind and salt logic is identical to the rest of this coastline: motorised, wind-sensor exterior products, marine-grade hardware, and a low-openness sunscreen on the balcony glass that's doing most of the daytime work in an open-plan unit.
